Domain: Facilities Management/Technical Services Management Job type: Schedule: Full-Time Equans is looking for a Regional Soft Services Manager to join our team based in Uxbridge on a permanent basis. This is a full-time role working 40 hours per week. On offer is a salary banding of £45,000-£48,000 dependent upon skills and experience, bonus, and benefits package. This is a regional role, your working week will be spread across Uxbridge, Sidcup and Edmonton with occasional visits to Milton Keynes. This role is directly responsible for all aspects of Soft Service delivery at the CCEP Uxbridge site with regional responsibility and support for CCEP Sidcup, Edmonton & Milton Keynes sites, incl but not limited to; Cleaning/Hygiene, H&S, Pest Control, Grounds, COSHH & Waste Solutions in office and production type experience. Adhere to all detailed EQUANS and CCEP systems, policies and procedures to undertake the scope of the role. Follow EQUANS Quality Management Systems to include implementation of continuous improvement procedures. Provide out of hours support, as required to meet the needs of the role and operation within the delegated location. Lead the engagement with building users groups and employee forums to understand perceptions of performance of the services and how the services could be better tailored to the client for the future. Liaising with the Customer, on-site Teams, internal EQUANS departments/teams and Sub-Contractors to ensure the TFM contract at site level is delivered within the terms of the contract. This role will have a emphasis on customer service and will be point of contact for all site related activity, making sure the service is delivered and compliant with company procedures. What will you deliver? Ensuring that direct reports are delivering as required. Ensure correct level of soft services are delivered as per client specifications across all locations. Ensure all company documentation is kept up to date, signed appropriately that is applicable to the role. Monitor and ensure the standard of work of the Soft Services staff using the KPI checklist and completing site audits/visits. Develop and drive consistent working practises, methods and documentation across all locations and Soft Service Teams. Ensure that all training requirements are documented and up to date. Review, amend and develop RAMS & COSHH documentation with associated work streams. Ensure that only correct Hygiene materials are used on site, report any unauthorised use of chemicals not provided by the company. Full adherence and promotor of EQUANS H&S policies across regional responsibility. To ensure that all machinery is in a safe working condition by carrying out weekly checks. Report any defects on any electrical equipment to the appropriate Manager immediately and place out of use. Ensure that all equipment and stores cupboards are kept clean, and equipment and materials are locked away when not in use. To ensure wet floor warnings and other safety signs are provided to staff and used correctly. Report any damage and safety defects on the customer’s premises. Submit and Monitor staff absences in SAP. Ensure that Soft Services staff obey site rules and maintain smart appearance including the wearing of EQUANS PPE & uniforms. Responsible for Additional Works to be completed on time and on budget. Responsible to ensure that teams operate in a time/cost effective manner. Act as escalation for all emergencies. Ensuring that disruption to the client’s premises is kept to a minimum during activities within Scope. Maintaining good strong relationships with the customer and all internal stakeholders. Complete and provide accurate daily/monthly reporting to EQUANS senior management/client. Manage the recruitment, retention, motivation and development of the team. Manage performance of team against clear objectives and expectations. Other management and operational duties that may be required from time to time. What can we offer you? A minimum of 5 years’ experience in FM. Good communication skills, both written and verbal. Good planning and organisation skills and the ability to prioritise own workload efficiently. Organisation skills, take a proactive approach to work and demonstrate good time management, working to deadlines and adhering to set procedures. Strong delegation and support skills. Strong IT skills (Word, Excel, Outlook, CAFM Systems) Hold a full UK Driving licence. NEBOSH/IOSH is desirable. Who are we?
